What will my management fee be?
At EPM, our management agreements are anything but one-size-fits-all. We believe in collaboration; TOGETHER, we’ll tailor a management agreement to perfectly align with your unique goals.
How are municipal property inspections handled?
EPM takes charge of the certificate of occupancy process from beginning to end. Recently, the city of Rochester updated its certificate of occupancy process and regulations. At EPM, we have a licensed real estate agent who serves as our in-house maintenance coordinator.
His responsibilities include:
- Applying for the initial certificate of occupancy
- On-site meetings with city inspector and Rochester housing authority personnel, etc.
- Reviewing the findings of the inspection with you
- Coordinating with maintenance technicians and vendors
- Reviewing each quote with you
- Overseeing the work to completion
- Conducting follow-up and final inspections
How is EPM qualified to manage your property?
All of EPMs in-house staff are licensed agents, including the maintenance coordinator, office manager, and account managers.
How will I receive my rental property disbursements?
EPM will conduct monthly ACH deposits directly into your designated checking account.
Will EPM buy and sell properties on my behalf?
Yes! Because we are intimately familiar with both your property and goals, EPM is well-positioned to conduct your real estate transitions.
How does EPM handle evictions?
Eviction proceedings will be coordinated by EPM. We will work closely with your attorney to serve notices, in addition to filing any legal eviction notices/court proceedings. Evictions are generally a last resort, and EPM will work out payment arrangements with tenants to avoid an otherwise costly eviction. If you do not have an attorney, EPM refers evictions to local attornies such as Miraglia & Co.
Will I have access to view my property management software?
EPM covers the cost of maintaining your property management software. For sizeable portfolios that already use an existing PM software, EPM can utilize your existing program.
How does EPM handle leasing?
EPM can utilize our in-house agents and will also cooperate with other licensed brokerages to lease your property. If desired, EPM we involve you in the leasing process. Charges vary depending on the size of each portfolio.
How does EPM determine which properties and investors to work with?
If you already own investment properties, EPM will evaluate each property and the goals of that property owner to ensure success for both parties. If a property has significant property violations, an agreed-upon plan.
